1st Deed of Trust Mortgages
Whether you are purchasing new home or refinancing your existing home, our credit union has a variety of first deed of trust mortgage products designed to meet your every need. We offer fixed-rate mortgages with terms of 15 or 30 years. We can finance up to 80% of the appraised value of your property. The home must be located in the State of California. Since our mortgage loans are "non-conforming" there is far less paperwork, fewer and lower associated fees, and fewer hassles than dealing with traditional mortgage brokers and lenders.
Adjustable Rate Mortages
We now offer adjustable rate mortgages on either 15 year or 30 year terms. Our rate is indexed to the Constant Maturity Treasury rate monthly values, plus 2.75% and is adjusted annually on the anniversary date of your mortgage. The annual cap on rate increases is 2%, with a lifetime cap of 5%. We will finance up to 80% of the appraised value of your property; the home must be located in the State of California. As we offer "non-conforming" loans, we do not subject you to the large amount of paperwork and hassles associated with conforming loans at most mortgage lenders.
2nd Deed of Trust Mortgages
Need to remodel your house? Need a new roof before the winter rains hit? How about college tuition for the kids? A second deed of trust mortgage from the credit union may be your answer...We offer 15-year terms (not to exceed 80% of the appraised value of the property less what is owed on other recorded liens). The property must be your primary residence and be located in the State of California. As we offer "non-conforming" loans, we do not subject you to the large amount of paperwork and hassles associated with conforming loans at most mortgage lenders.
Business Credit Lines
Our business credit line program is much like our home equity credit line program- great rates and terms with no gimmicks and fast turn-around time on processing your application. You may borrow up to 80% of the appraised value of any property you own on a first lein or up to 70% on a second lein (less what you owe on the first lein). The property must be located in the State of California The term of the loan is twelve years, with a five year draw period extendable at the discretion of the credit union.
Home Equity Lines of Credit
Our Home Equity Line of Credit Loans have been our fastest growing Mortgage Product for one reason. Our rates and terms are about the best on the entire west coast! No gimmicks, no tricks- just low closing costs, low rates (no teaser rates here that shoot up after six months) and fast turn-around time on processing your application. You can borrow up to 80% of the appraised value of your home (less what you owe on your first deed of trust) to use any way you want. The term of the loan is fifteen years, with a draw period of five years (extendable at the discretion of the Credit Union). Be it for a new car, college tuition expenses, remodeling, a vacation... and the interest may be tax deductible. (As always, please consult a qualified advisor in tax matters.) For credit lines up to $50,000 we also offer valuable yet affordable member payment protection.
Rental Property Loans
Have you ever thought of investing in some rental property? We can help with our residential rental property loan program. We can secure the loan either as a first or second deed of trust for properties used as residential rental units located within the State of California. For first deed of trust loans, you may borrow up to 80% of the appraised value of the property. On second deed of trusts the maximum is 70% of the appraised value less what is owed on the first deed of trust. We offer terms up to twelve years to qualified borrowers.
